Same square footage in Brookside, Lenexa, and Parkville buys three very different lives. Pace, drive times, weekend rhythm, who's on the porch, those things outlast the kitchen finishes.

Most of the early conversation is about narrowing where, not what. Once that's clear, the home itself gets a lot easier to pick.

What gets misread

A few things that confuse almost everyone.

  • Earnest money

    It's a deposit, not a fee. It rolls into your closing costs or down payment when the deal closes.

  • Inspection vs appraisal

    They answer different questions. Inspection tells you the condition of the house. Appraisal tells the lender what it's worth.

  • Pre-approval

    It's a starting line, not a commitment. The number can move as your situation changes, that's normal.

  • Closing costs

    Usually a few percent on top of the down payment. Worth budgeting for early so the closing week isn't the surprise week.
